Property due diligence in Italy

The viewing shows you the home. The documents tell you what needs a closer look. Before you commit, bring both into the same conversation.

I help foreign buyers connect the property, its paperwork and the practical implications of ownership — while there is still time to ask questions.

The questions behind the purchase

What are you actually buying?

In What the Price Doesn’t Tell You, I return to a recurring problem: a buyer finds a home they love, then starts defending the choice before the important questions have been answered.

Due diligence creates space for those questions. What do the municipal records show? Does the cadastral plan match the layout? What has the condominium discussed about future works? The point is to read the information together, and understand what remains unresolved.

Planning compliance

Bring the municipal planning history and approved drawings into the technical review. Ask a qualified technician to compare them with the actual property and assess any differences.

Cadastral checks

Review the cadastral plan and record alongside the building documentation and physical layout. Treat these as related questions, rather than assuming one document settles every issue.

Risks and valuation

Look beyond the apartment: condominium minutes, planned maintenance, running costs and your intended use all belong in the assessment. A reassuring viewing cannot answer those questions on its own.

From information to a decision

A practical starting point for your purchase

Start with the listing and your intended use. Then establish what information is available, what is missing and which professional is responsible for each check.

The technical assessment needs a qualified technician; contractual questions need the appropriate legal professional. My advisory perspective connects those findings with your broader purchase decision.

A complication is a question to investigate. Understand its significance, any possible remedy and the implications before deciding whether to proceed, renegotiate or step back.

From the book to your purchase

Questions to put in your review brief

A useful document list is more than a pile of PDFs. For each item, identify who will review it, what question it should answer and what further information is needed. These are starting points for a discussion with your professional team.

The property records

Ask about the cadastral plan and record, municipal planning documentation, applicable agibilità documentation and the energy performance certificate. Have the relevant professional explain how they relate to the property you have seen.

The wider building

Request condominium meeting minutes, the building rules and information about charges and proposed works. Ask what those records mean for ownership, future spending and any rental plans.

Your intended use

Explain how you intend to use the home. Clarify the checks, responsibilities and unresolved questions before agreeing the next step, including specialist review of the proposed terms.
